Privacy Policy

East Pasadena has a lot of pre-war and mid-century houses. What sits on any one deck still varies from property to property. So we examine the layer count and the deck condition before we price the work.

Tell us what you see inside the house and what you notice from the yard. That description gives us somewhere to begin.

Roofing work on older East Pasadena houses

We tear off layered coverings, repair the sheathing underneath, and rebuild the flashing at every transition. On tile we lift the covering, replace the underlayment, and restack your original tile. On shingle we strip down to the bare deck and build the new roof from there.

A tear-off means we remove every layer down to the bare sheathing. We do that on a replacement, so nothing stays hidden under the new roof.

Rot at the valleys, the eaves, and old vent openings changes an estimate more often than anything else. We show you the boards we pull and list the replacement on your invoice.

A slipped tile, a cracked vent boot, or one bad flashing joint is a routine call here. So is a complete re-roof.

Reading the layer count at the roof edge

Every old covering left on the deck adds weight and conceals the sheathing under it. It also adds labor and disposal fees when the roof finally comes off. We can usually count the layers at the roof edge and the gable end.

Then we look for soft areas that indicate rot below. When a roof plane gives underfoot, water reached the boards long ago.

Flashing on a complicated roofline

Dormers, additions, porch roofs, and chimneys all create transitions on a complicated roofline. Every transition needs flashing, and flashing leaks far more often than the open field does. So we rebuild those joints completely instead of sealing over the top of them.

Roofing tar over a joint holds for a while, then opens up again. We follow the water back to where it gets in, which is rarely where it drips. Our roof repair page explains how we trace a leak.

Tile, shingle, and matching what you have

If your house has tile, the tile is often still good. The underlayment beneath it holds the water back, and that is the layer that wears out. A relay stacks the tile aside, strips the old underlayment, and repairs the deck.

Then the same tile goes back on, so the house looks the way it did. Some tile breaks on every relay, so the estimate includes a tile allowance.

On shingle roofs we match the profile and exposure as closely as current products allow. Our tile roofing and asphalt shingle roofing pages cover both in more detail.

Housing age in East Pasadena

Most East Pasadena houses went up before 1980, and a large share date to the 1940s and 1950s. Nearly all of them are single-family detached houses; age alone does not tell us what sits on your deck today. That is why we begin on the roof rather than with the year built.

Roof inspections for escrow and insurance

You pay nothing for the estimate that prices the roofing work we would do for you. A written roof report is a separate paid service, and it comes with documentation you keep. During escrow, that report records the condition of the roof before the sale closes.

Some insurers ask for one before they renew or write a policy.

Our roof inspection page lists what the report covers. If you have a deadline or a form to satisfy, tell us when you call.

Replacement and the deck underneath

When the sheathing is too far gone to repair, we replace the roof. We show you the sections we pull and the new wood that goes in. Stories, pitch, layer count, deck condition, and tile work set the rest of the price.

Our roof replacement page covers that work in more detail, and roof installation covers new construction.

Permits and code

East Pasadena is a Census designated place rather than a separately incorporated city. So the office that reviews a roofing permit here depends entirely on your street address. For unincorporated addresses, Los Angeles County Building and Safety is the place to contact first.

When the work requires a permit, we help you pull it, so ask about it while we scope the job.

We take East Pasadena roofing calls in Census ZIP Code Tabulation Areas 91006, 91007, 91107, 91108, and 91775. Each one crosses the boundary, so we go by the street address.

Fire class applies to the finished roof assembly, not to a single product on its own. Outside mapped fire hazard severity zones, California sets Class C as the minimum.

The 2025 Title 24 edition is the current statewide code. The Building Standards Commission publishes it, and a city or county can add amendments.

Rain and drainage

Rain here lands in a few winter months, and the rest of the year runs dry. A roof can leak quietly through that dry stretch, and the first storms bring it out. So we examine where each plane sends its water before we scope the job.

Nearby areas we cover

We cover the surrounding communities that sit along this stretch of the San Gabriel Valley. Tear-offs, tile relays, and flashing repairs make up most of the roofing work we handle there. Those neighboring communities include East San Gabriel, Temple City, and Arcadia.

The service areas page lists everywhere else.

Frequently Asked Questions

Layered coverings and complicated rooflines shape most of what follows. The layer count and the deck condition set the price on an East Pasadena re-roof. Flashing at each transition usually decides where leaks start, so read the answers below with your roofline in mind.

What is the 25% rule for roofing?

The 25 percent figure does not come from California building code. One real threshold does apply inside mapped High and Very High fire hazard severity zones. Replacing half the covering or more inside twelve months brings the new construction requirements to your roof.

How to tell if a roofer is lying?

Ask which transitions leak and why, because flashing fails far more often than open shingles. Ask for the count of existing layers and what the decking looked like underneath. Then compare the written scope against every claim the contractor made on site.

What is the cheapest time of year to get a new roof?

Roofing demand here climbs from about October and stays heavy until the winter rain ends. Late spring and summer are the easier months to book a full replacement. The price still follows the roof itself, its layers, and its deck condition, not the month.
