We build low slope roofs in South El Monte, CA. A low slope roof has very little pitch, so it drains slowly. We re-roof the houses here as well.

Tell us what the roof is doing and how you use the building. Our quote is free.

How we build and repair a low slope roof

A low slope roof drains slowly by design, so the seams, laps, drains, and edge metal decide whether it leaks. Those details can fail while the rest of the membrane remains intact. We repair what has failed, or we rebuild the whole assembly.

Torch applied modified bitumen is our default low slope roofing system. We heat weld the cap sheet so the laps fuse into a continuous surface. Our torch down roofing page covers the installation detail.

We repair low slope roofs, and we also replace them. A failed lap or a damaged drain flange does not require a complete roof replacement. Our flat roofing page covers the assemblies we build.

A pitched section is a different job. Underlayment does the waterproofing there, and the covering above protects it. Tile can outlast that sheet by decades, so we relay tile instead of replacing it.

The cap sheet we prefer on a flat roof

Polyglass Polyfresko G is our preferred cap sheet, a granulated APP product in reflective white. Its Solar Reflectance Index reaches 96 when new, and it holds 82 after weathering. We read the reflectance rating printed on the product label before we install the material.

Any product used for Title 24 cool roof compliance carries a Cool Roof Rating Council rating. That rating covers initial and aged reflectance, so it describes how the product performs over time.

TPO and where it fits

We install TPO, and we price it whenever you ask for it by name. If TPO is the system you want, then that is the system we quote. We still usually recommend the modified bitumen cap sheet, because TPO costs more money.

Repairs on TPO are harder and more expensive later, which matters over the lifetime of a roof. We will install either system once you decide which one suits the building.

Tell us the square footage and the drainage layout, and we will explain both options. Our TPO roofing page sets out the membrane in detail.

Pitched roofs on South El Monte houses

We patch shingles, reset tile, rebuild flashing details, and trace leaks on the pitched residential roofs here. We relay tile on those pitched roofs rather than replacing sound tile. Houses, apartments, shops, and mixed buildings all take this work; tell us which one you have when you call.

Our roof repair and residential roofing pages explain the pitched work in more detail.

Permits, code, and the fire zone question

If your city requires a permit for the roof, we help you pull it before the work starts. The city itself decides the approval, the timing, and the permit fee. California's wildfire roofing rules now sit inside the Wildland Urban Interface Code.

That code took effect at the beginning of 2026. It applies to property inside mapped High and Very High fire hazard severity zones. Beyond those mapped zones, the state minimum for a roof covering stays Class C.

When a city amends the statewide code, that amendment appears among the 2025 ordinance filings.

What the rain asks of a flat roof

Rain is the seasonal load on these roofs, and a low slope roof sheds it slowly. Standing water finds the seams, the laps, and the drain flanges first. We check those points before winter on every low slope roof we quote.

Frequently Asked Questions

Roof type, the drainage layout, and the decking condition determine every South El Monte roofing quote. Call (626) 323-8814 with the property address, and describe whether the roof is flat, pitched, or both. We measure the membrane area, the seam layout, and the decking underneath before we deliver a written quote.

How much should a 1500 sq ft roof cost?

Area starts the estimate, and the roof type moves it. A low slope section in South El Monte prices differently from a pitched shingle plane of the same size. Drainage, the seams, and the edge metal decide the labor on a low slope section.

What is the average cost of replacing a roof in California?

A statewide average ignores what sits on your building right now. We quote from the roof size, the drainage layout, the deck condition, and the system you choose. Torch down modified bitumen and TPO price differently on the same low slope roof.

What is the cheapest time of year to get a new roof?

Your quote follows the building, and the drainage layout matters more than the date. Winter brings the rain here, so much of this low slope work happens before it arrives. A dry deck also makes the torch work cleaner and faster.
